To evaluate a childhood lead paint poisoning claim effectively, it is essential that the landlord investigate all possible sources of the child's exposure to lead aswell as all possible causes of the child's neurological deficiencies.

1. The first step in this process is to investigate the property alleged to be the source of the lead poisoning. Residential landlords should perform periodic inspections of all rental housing and apartments in their buildings, fully documenting their visual observations. The results should be compiled in an "inspection report, and the findings should be reviewed with the tenants. The tenants should sign the inspection reports, confirming their agreement with the landlord's observations.

2. Research and know the residential property's history.  It is possible the landlord may not have owned the property during the alleged lead infection, etc.

3. Tenant Complaints. How has the landlord handled tenant complaints? What has been the normal procedure for tenant repair requests (including paint issues) ?  Any documentation to verify the performance of painting and other maintenance by the landlord will enhance the landlord's defense in a lead poisoning lawsuit.

4. The tenant File.  What is the tenant's history with property ? The background and personal history
of the plaintiff-mother and plaintiff-father should be fully investigated.
